An appliance-specific inspection is designed to create a more useful maintenance picture: what is operating normally, what shows signs of wear or neglect, what deserves attention now, and what may be worth planning for before the next turnover or service call.

California AB 628 adds working stove and refrigerator requirements for covered rental agreements entered into, amended or extended from January 1, 2026. Exceptions and tenant-provided refrigerator provisions apply.

Inspection scope is tailored to the appliances present at the property. Accessible appliances are checked for basic operation, visible condition, common failure indicators, and maintenance concerns appropriate to that appliance.

Temperature performance, door seals, controls, unusual noise, visible leakage, ice/water functions where applicable, and general condition.
Ranges, Ovens & Cooktops
Burner or element operation, ignition, oven heating behavior, controls, visible condition, and readily observable safety or maintenance concerns.
Dishwashers & Disposals
Fill, wash, drain and basic cycle function where practical, visible leakage, door/latch condition, unusual noise, and disposal operation.
Washers
Fill, agitation/tumble, drain and spin behavior where practical, visible hose condition, leakage, excessive movement, noise, and controls.
Dryers
Tumble and heat operation, controls, visible lint buildup or vent concerns, unusual noise, and readily observable installation or maintenance issues.
Microwaves, Hoods & Other Appliances
Basic function and visible condition for supported residential appliances, including microwaves, ventilation hoods, and other installed equipment by arrangement.

A general property or home inspection covers a much broader range of systems. Our service is narrower on purpose: it focuses on the residential appliances themselves and the conditions an appliance repair technician is trained to notice.
We do not replace a home inspector, electrician, plumber, HVAC contractor, gas utility, or legal/compliance professional. When a condition appears to fall outside appliance service scope, the report can recommend the appropriate next specialist.
